Mortgage Information and Criteria

Our CU Home mortgage has a competitive variable interest rate of 3.5% (3.56% APRC).

  • You must be a member of Progressive Credit Union before submitting a mortgage application.
  • We do not provide mortgages for self-build homes or investment/rental properties.
  • Mortgage is for Principal Private Residence (Family Home) only.
  • Minimum mortgage amount is €40,000; Maximum mortgage amount is €500,000. Terms & Conditions apply.
  • Maximum mortgage term is 35 years, however mortgage term cannot exceed member’s 70th Birthday.
  • A limit of 4 times your gross annual income applies to applications for a mortgage for a Principal Private Residence (Family Home) if you are a first-time buyer, otherwise it is 3.5 times.
  • Maximum LTV ratio is 90% , therefore minimum deposit of 10% of the property purchase price is required. Member must also have enough funds to cover Stamp Duty & Solicitor’s Fees.
  • At least one applicant must be permanently employed and have passed the required probation period, or be self-employed for a minimum of 3 years.
  • You must have a demonstrated repayment capacity. This can be demonstrated through savings history, recently cleared lending facilities or rent payment history.
  • Underwriting is determined by an assessment of ability to repay & previous credit history.
  • Mortgage Protection life assurance will be required.
  • Applicants must be at least 2 years resident in Ireland.

What is Loan Protection Insurance?

Loan protection insurance is a free insurance offered by the Credit Union to members. This insurance provides cover on loan balances for all eligible members in the event of death (subject to terms and conditions).

Automatic cover is provided on all loans up to €10,000. You will be informed at the time of the loan application if your loan exceeds the amount covered by the Credit Union's policy. Under the basic policy, death cover ceases on the member's 85th birthday.

What is the Central Credit Register?

The Central Credit Register is a national database that will, on request, provide:

  • a borrower with an individual credit report detailing their credit agreements;
  • a lender with comprehensive information to help with credit assessments; and
  • the Central Bank with better insights into national trends in the provision of credit.

The Credit Reporting Act 2013 requires PCU to process your personal and credit information for the Central Credit Register. From 30 June 2017, we submit personal information to the Central Credit Register that we may already have about you, such as:

  • Your name;
  • Address;
  • Date of birth; and
  • Personal Public Service Number (PPSN) - a very important piece of information for matching.

Why does the Central Credit Register need this information?

This information is needed to make sure that your loan is accurately matched, including loans that you may have with other lenders. Producing a full and accurate credit report is one of the main aims of the Central Credit Register. We will also submit credit information each month about your loans, if the loan is for €500 or more. Your loan information will be stored securely on the Central Credit Register where it will be used to create your credit report. The Central Credit Register will not calculate a score or grade for your credit report. Information will be kept on the Central Credit Register for five years after your loan is paid off. The Central Credit Register has been set up by the Central Bank of Ireland under the Credit Reporting Act 2013.
